Are you familiar with the area? Go out the back door and you can fish Upper
Dam. Take a 15 minute boat ride and you can fish the famous Rapid River, two
of the very *best* places in all of New England to fly fish. Besides, for
anyone that can afford such a place, the money means very little.

I just came back from Labrador where they use brookies the size of those in the
Rapid for bait! I could take one hell of a lot of trips to Labrador for
350K...hell, I could BUY Labrador for not much more!!
Seriopusly, I know a fellow who has a camp on the Rapid and I understand that
it's marvelous, but still.............

Sorry to disillusian you, but I have made five trips to Labrador, and while the
fishing is fantastic for big brookies, they are no bigger than what the Rapid
has to offer. They may have *more* (and also more water), but a five pound
brookie in Labrador is the same as a five pounder in the Rapid. A friend
recently took a 9+ pounder from the river (on a dry fly, no less), and I have
taken many 4 and 5 pounders from the river in the past few years.
What is the name of your friend that has a camp on the Rapid?

Good point. There is no discernible relationship between Stevens and

Never heard of Phil Adams, but Barto, a lawyer from Manchester, NH, owns the
small camp between Aldro French's and Ray Shabott's Sugar Shack.
I'm sure Barto will tell you that the fishing is great.
Whoever buys the Carrie Stevens camp will use it as a three season home, with
or without the wonderful fishing. If you check the property values in the
region, the price is not all that bad. What you are buying is the location.
We're in the process of buying a 4 season home in the region. Would like the
Stevens camp, but it doesn't fully serve our wants.

The way I read that ad you're not buying the location, just
leasing it. That's a lot of money for leased land.

The way I read that ad you're not buying the location, just
leasing it. That's a lot of money for leased land.

Barto lives in Pittsfield and practices in Concord. He thinks Rapid is just
the other side of Paradise. I'd prefer the Miramichi, where he and I fish
together.

Everything on the Richardson lakes is leased, including Lakewood Camps. The
paper company seldom gives permission to lease a lot and build a cabin.

been there on leased land for about 90 years, so I don't think there is too
much danger in losing your lease. I have never heard of a lease being
canceled.
Some lucky folks actually own the property on the river. Aldro French and Ray
Shabott (sp) own land and camps below Lower Dam, and a dentist named Taylor
owns an island on Pond in the River.
I was up there for a week a couple of weeks ago. River is low, but fishing
well. CDC dry fly pulled under at end of drift and twitched on the return
fooled some very nice brookies and salmon. We'll return next Sunday for our
last week this year.

All leases owned by Great Northern Paper were cancelled a few years back.
They did offer most of the leaseholders the opportunity to purchase their
lots but it was not 100%. So it can happen.
