This is at least the second year, IIRC, that he's been trying to sell it. Who wants to be so close to the AT that hikers wander over to socialize? If you've got a cabin way back in the boonies and no homes for miles, isn't it because you don't want company dropping in? And $35,000? With a lease for a few years? Why not just walk away and let it go? Let your second cousin's daughter's boyfriend have beer busts up there? Rent it for the summer to some New York City slicker who thinks he / she wants backwoods. Or are there going to be removal costs when the lease is up? Well, doubtless, but is the owner of the lease accessible for them? This strikes me like the people who try to sell used clothing and gear on rec.backcountry. They want to squeeze every cent they can get out of it and they think they can get a large portion of the value of new from it.
